The Door Takes the Weather First
A house near the water takes more in through the front door than an inland one: rain, sand, wet shoes, and in hurricane season a good deal more than that.
Entry halls and wet rooms are where a waterproof system or tile pays for itself fastest. The rest of the house can follow whatever suits the living in it.
